Façade Renovation – River North
FirstService Project Management was engaged by the Association Board at this Chicago high-rise to manage a critical balcony and facade repair project. The work ranged from simple exterior paint to more complex masonry repairs on this 19-story building. The scope of work included:
- Obtain all permits, licenses, and approvals
- Coordinate activities/schedule of all subcontractors, including daily Covid-19 screening (temperature checks, sanitizing stations, face coverings, etc.)
- On-site superintendent to ensure project efficiency
- Weekly progress meetings and daily construction reports
- Concrete repairs
- Waterproofing membrane repairs
- Sealant repairs
- Concrete painting
- Balcony anchorage replacement
- Cleaning and sealing of existing anchors
- Balcony railing painting
By monitoring quantities to compare to our vendor’s contract and requesting the difference in the form of a credit, our project management team was able to save this Association over $364,000.00. With these immense cost savings, FSPM was able to add additional scope to the project. This included:
- Clean and power wash all precast on all four elevations
- Complete replacement of perimeter and balcony sealant
- Cove sealant replacement on all four elevations
- Complete membrane replacement on specified balconies
- Concrete repairs to façade to conceal exposed rebar
- Sealant at all counterflashing at terrace level / railing repair and paint
- Remove and replace terrace level pavers
Even after adding these large-scale items to the scope, our project management team was still able to return $113,500 to the Association.
