Common Corridor Renovation – Chicago

FSPM was engaged by this Condominium Association for Construction Management services to best represent the board on a full common corridor renovation on 52 floors. FSPM managed all communication between the board and other parties with daily/weekly reports generated through our construction management software, as well as weekly executive reports distributed to management. FSPM provided an open book bid analysis to ensure transparency with the property manager and board members. FSPM interviewed and negotiated contractors, obtained permits, and engaged architects and engineers for project specifications. Work included:

• Demolition, including installing work area signage and pedestrian traffic control measures
• Coordination of resident unit entry
• Removal/replacement of all flooring & trim
• Scrape and resurface ceilings
• Painting walls, doors, & installation of wall covering
• Security & safety coordination
• Environmental control measuring- HEPA filter air scrubber utilized to control airborne construction debris
