FirstService Project Management serves as your association’s advocate for your capital improvement construction projects. Our clients rely on our expertise and capacity to understand their vision, coordinate the work and negotiate on their behalf. Our goal is to lessen the burden on board members and property managers by providing construction management services from concept to completion.
During the feasibility and pre-construction phase, FirstService Project Management coordinates with the necessary engineers and architects for project specifications and bid proposals. We interview and negotiate costs with all contractors. During the project, we handle construction payouts, supervise the daily work of contractors, manage the owner/architect/contractor (OAC) meetings and handle documentation and warranties. We make certain all permits are filed in accordance with city or municipal guidelines.
While the project is underway, we coordinate communications between the board and all other parties. Our daily and weekly update reports are generated through our construction management software. Each week, we provide an executive summary to the board for their review. Effective, timely communication ensures that the board’s vision and needs are met within timelines and budgets. FirstService Project Management also handles communication with unit owners and the association to update residents when they may be impacted by your capital improvement project.
FirstService Project Management works closely with our sister company, FirstService Financial, to assist your association with bank financing when needed. FirstService Project Management will work to apply for any rebates with utility companies when updating or recommissioning your property’s mechanical equipment.
